I built 8calc.com because most online calculator sites are garbage: pop-ups, email capture forms, and explanations written by people who've never actually used the math they're describing. Every calculator on this site uses the formulas that lenders, financial institutions, and medical professionals actually use — and the explanations come from someone who has been in the field for over two decades.
Every week I talk to buyers and sellers who were surprised by the numbers — the real mortgage payment vs. the advertised payment, the total interest on a 30-year loan vs. a 15-year, how much faster debt pays off with one extra payment per year. The math is simple. The problem is no one showed it to them clearly.
I'm also someone who spent 20+ years riding dirt bikes and hard enduro courses across Las Vegas, Guatemala, Baja, and Central America — terrain where you learn fast that the gap between the map and the actual trail gets people in trouble. Of those closings, around a thousand were corporate-owned, investor-owned or bank-owned properties. That is an unusual concentration for a residential agent, and it is the reason the financial calculators on this site are worth anything. Institutional sellers do not care how a house feels. They want the disposition math to be right, they want the timeline held, and they check the numbers afterwards. Two decades of that leaves you with a particular habit of mind about arithmetic, which is roughly the habit this site was built out of.
Before real estate, I spent ten years at DreamWorks - the first three with Steven Spielberg's Shoah Foundation, recording interviews with Holocaust survivors around the world, then at the studio running 35mm print manufacturing and distribution. That job meant getting physical film prints manufactured, quality-checked, shipped to theatres across the country and on to international markets, on a fixed date, with millions of dollars riding on it, largely single-handed. It is the same discipline as managing a portfolio of bank-owned properties: many moving parts, hard deadlines, and no credit for explaining why something slipped.
I will not claim expertise I do not have. The financial calculators draw on my actual profession. The health and fitness ones implement standard published formulas - the WHO body mass index definition, Mifflin-St Jeor for metabolic rate, the US Navy method for body fat - and each page names the formula so you can look it up yourself. I am not a doctor, a dietitian or a trainer, those pages say so plainly, and any version of this site that implied otherwise was wrong and has been corrected.
There are also no email gates, no pop-ups, and no lead forms dressed up as results. The numbers you type stay in your browser and are never sent anywhere. The site carries advertising, which is what pays for it, and the adverts are labelled rather than disguised as content.
