Every calculator on this site uses the same formulas that lenders, financial institutions, and medical professionals actually use — explained in plain English by someone who has watched real clients navigate these numbers at real closing tables.
The site exists because most online calculators are either inaccurate, buried under pop-ups and email forms, or written by people who have never used the math they are describing. Every calculator here is built the way I approach a real estate transaction: get the accurate number first, then explain what it means.
